Tareen Development Partners offers Madison a transformative development downtown
The proposal offers abundant affordable housing, curated local art, public gathering spaces and other meaningful community enhancements
Tareen Development Partners (TDP) is proud to propose a bold vision for Madison’s Brayton Lot redevelopment, prioritizing affordability, transit, community, and long-term sustainability. The TDP proposal directly addresses the city’s urgent housing needs by delivering over 600 homes, the majority of which are affordable to households earning 30–80% of the area median income. With two 12-story residential towers and a 10-story boutique condo building, we intend to create opportunities for both renters and owners.
TDP's design incorporates thoughtful green spaces, public art, and a pedestrian-friendly walkway that weaves through the block to a community terrace area. These features will celebrate the site’s history while fostering connection and creativity. A rooftop restaurant, in partnership with acclaimed Madison chef Dan Bonanno, will provide a unique destination with stunning lake views in the condo building.
TDP is the only developer not seeking city assistance or tax increment financing, which will provide more tax revenues to the city of Madison and other local jurisdictions. The development will utilize 4% low-income housing tax credits with tax-exempt bonds in partnership with WHEDA to fund the affordable housing along with private funds for the condo portion of the development.
